Vineyard Meadow Farms Rental Agreement Summer Cottage
Below are a few photos and rental agreement for our weekly rental on Martha's Vineyard Island. The cottage has two bedrooms and 2 baths. It is situated in the Town of West Tisbury on a private paved road. We are centrally located to all island towns on a 1 1/2 ac treed lot. Only minutes to Long Point Wild Life Refuge and a short bike or drive to Long Point Beach. The cottage is a duplex with the cellar rented as 1 unit and the main floor as the 2nd unit. This agreement is for the main floor and includes a walk out deck, sunroom, living room, full kitchen with all amenities. The cottage is like new with wall to wall carpet, fully insulated and typical of the homes in the area.

MARTHA'S VINEYARD COTTAGE RENTAL AGREEMENT
CANCELLATION and REFUND POLICY 1: Deposits are refundable (less 20%) only if the property is re-rented by the lessor. Under no circumstances are sublets by the tenant allowed. No adjustments will be made if you arrive after your rental begins or leave before rental ends.
SECURITY: The security deposit will be forfeited for any damage to the property including, but not limited to any excessive house cleaning deemed necessary by the caretaker or the lessor. Lessee is responsible for payment of any damage in excess of the security deposit. Phone service(if available) is for local service only. You should bring your cell phone. The lessor, at his option, may retain all or part of the security for 60 days or until all bills or damage costs are settled. Security deposit will be returned in full when it is determined that the cottage was left in clean condition (as it was found), there is no damage to the cottage or any of its contents for which the lessee is responsible. There are no additional costs pertaining to the named lessees rental. All keys have been returned by mail or in person to the lessor or as other arrangements have been made. Do not leave keys at cottage.
ABSOLUTELY NO PETS PERMITED AT ANY TIME
Personal Property: The lessee agrees that it shall be their obligation to insure his/her personal property and keeping of said personal property shall be at the sole risk of the lessee. The tenant/s occupies the premises at their own risk and hold the lessor harmless for any liabilities, damage, injuries,or loss he/she may have on or off the property.
Care of Rental Property: Lessee shall not commit waste and shall at the end of their tenancy deliver up the rented premises and all property belonging to the lessor in good, clean and rentable order and condition, ready for occupancy by the following tenant. Lessee shall maintain the premises in clean condition. Lessee shall not lease, nor underlet, nor permit any other person or persons to occupy said property therein, but with the approbation of the lessor thereto, with writing having first been obtained.

Plumbing: Water closets, disposals shall not be used for any other purpose other than those for which they were constructed, nor shall any grease,sweepings, rubbish or rags be thrown in same.
Right of Entry: Lessor or his agents may enter upon the leased premises to make repairs or inspect as needed.

OCCUPANTS: This property has been rented by the above lessee for_______Adults & _______Children. Any change in this number must be in writing to the lessor for review 45 days prior to rental date. I/we accept the limit of 4 person occupancy and understand that this agreement will terminate immediately and my security forfeited in the event this limit is disregarded.
The above agreement is fully understood and all parts of the agreement meet with my approval.
